ROIX Introduces Its First Real Estate Financing Project: Invites Investment in the Conversion of Buildings in Central Vilnius

The crowdfunding platform ROIX has introduced its first real estate investment project, raising funds for the acquisition and conversion of a prestigious office building complex in central Vilnius. Both private and professional investors can participate in the co-investment project.

The minimum investment amount is €500, the investment period is 18 months, and investors are offered 7–8% annual interest, depending on the investment amount, paid semi-annually.

ROIX is inviting investors to participate in the acquisition and redevelopment of the “Oficina 1888” building complex located at the intersection of J. Basanavičiaus Street and Šviesos Street in Vilnius. The conversion of this distinctive and prestigious property in the capital’s center is being carried out by the creative real estate development company reefo.

Investment for the project will be raised in several stages, with the total cost of acquiring and adapting the building complex exceeding €5.8 million. In the first stage, ROIX aims to raise €1 million through its platform.

“Most Vilnius residents probably know the former Via Lietuva office building. For our first real estate project, we wanted not only the safeguards investors typically look for—such as collateral and a low loan-to-value ratio but also distinctive architecture and a strategically attractive location. In this case, the project involves transforming a complex of two buildings: representative neoclassical premises on Basanavičiaus Street and a modern glass building located behind them,” says Benas Poderis, co-founder of ROIX.

According to him, the project continues ROIX’s strategic direction of offering carefully selected, evaluated, and market-leading opportunities that are atypical for crowdfunding platforms. Unlike many real estate crowdfunding projects that finance construction, this project involves already completed buildings in the center of Vilnius, which helps avoid some of the construction and permitting risks often associated with real estate development.

According to Gintaras Poderis, CEO of ROIX, the project is characterized by strong risk management criteria, based on the exceptional expertise of the reefo team in implementing conversion-type projects, as well as conservative financial parameters: a 58% loan-to-value ratio, first-rank mortgage, and sufficient debt service coverage.

A conservative debt service schedule has also been chosen, even though the projected project cash flows would allow for faster repayment. Even under less favorable circumstances – such as a higher interest burden – the collateral value and potential income streams are, in ROIX’s assessment, sufficient.

“We are financing just slightly more than €1,000 per square meter of total floor area in well-maintained buildings that already exist in the city center. Therefore, regardless of the specific conversion scenarios or the pace at which the property is activated, in my view a 7–8% yield for this type of real estate debt represents more than an adequate risk-return balance,” says Poderis. Members of the ROIX team will also invest in the project.

A Historic Building and Contemporary Architecture in One Project

Oficina 1888 is a two-building complex in central Vilnius that combines a historic building constructed in 1888 on J. Basanavičiaus Street with a contemporary architectural structure on Šviesos Street. The total area of the complex is approximately 3,750 square meters.

The project is being developed on a 23.43-are plot, featuring a private inner courtyard and an underground parking garage with 44 parking spaces.

The historic building on Basanavičiaus Street is protected as a significant architectural heritage site, meaning its exterior and key architectural elements will be preserved. Meanwhile, the newer building facing the courtyard features bright and flexible interior spaces.

The premises are currently planned as administrative office space, though alternative uses are being considered. For example, representatives from the education sector have already expressed interest in the complex.

The project developer, reefo, specializes in building conversion projects aimed at preserving architectural value while adapting properties for contemporary use.

“Opportunities like this are rare, so we had to take advantage of the investment potential and implement an interesting, creative conversion while creating another memorable place. The building complex not only has an attractive location but also a unique identity. There is a striking contrast between the bright, representative late-19th-century building and the modern dark-glass structure behind it.

According to Aidulis, reefo is a creative development company that aims not only to invest but also to extend the history of a place or create a new identity for it. Working with existing buildings is one of the most interesting creative challenges, requiring the balance of modern solutions with the preservation of a location’s historical memory.

This approach is reflected in reefo’s previous projects, including the conversion of Vilnius Tech (formerly VGTU) university buildings on J. Basanavičiaus Street, the Corner Hotel conversion, as well as projects such as Loft Garden, Palanga Dreams and others.

A Successful Start for ROIX: First Projects Attracted Strong Investor Interest

The crowdfunding platform ROIX, which successfully debuted in July last year, raised capital for the acquisition of shares in Lithuania’s laser technology leader EKSMA Optics. In December, the platform completed the first stage of financing the consolidation deal between globally operating IT companies Reiz Tech and CreditOnline.

Both projects attracted strong investor interest and were successfully completed, raising €1 million each within just a few weeks.

ROIX, which holds a Bank of Lithuania license to operate across the EU, plans to expand the range of financed projects in the future by offering investment opportunities in initiatives important to both the market and society, including education, healthcare, innovation, infrastructure, defense, and other sectors.

The platform provides investors with access to projects that are often available only to institutional or professional market participants.

The first crowdfunding platform in Lithuania established by institutional debt investors will raise up to €5 million per business project, ensuring the highest standards of quality, security, and risk management.
