ROIX enters Poland: first Warsaw project raises €2.5 million in two stages

 

Crowdfunding and co-investment platform ROIX is entering the Polish market, with investors already committing €2.5 million to a real estate project under development in central Warsaw across the first two funding stages. The first €1.5 million stage was fully funded in less than 24 hours, while the second stage, targeting €1 million, was fully funded by investors in less than three hours. ROIX has now opened a third funding stage of €500,000 on its platform.

This is ROIX’s first project outside Lithuania and marks an important milestone in the platform’s expansion into the Central and Eastern European markets. Investors are being offered the opportunity to participate in a real estate project being developed in central Warsaw, with an annual interest rate of 9%, an 18-month investment period, and a loan-to-value (LTV) ratio of 57.1%.

The project is currently at the renovation stage, while its commercial component is already well advanced, with long-term, 20-year lease agreements signed.

“ Our first project in Poland is important to us not only as the beginning of our presence in a new market. Poland is currently one of the strongest and fastest-growing economies in Central and Eastern Europe, while Warsaw is one of the region’s key business hubs. For investors, this is an opportunity to diversify their portfolios geographically and invest in well-structured, institutional-grade transactions. The results of the first two funding stages show that investor interest in such opportunities is strong,” says Benas Poderis, co-founder of ROIX.

Investors raise €2.5 million across two funding stages

In the first project funding stage, investors raised €1.5 million through the ROIX platform. The funding target was reached in less than 24 hours, with 151 investors participating in the project.

Investor activity increased even further in the second stage, with the €1 million funding target reached in less than three hours. A total of 45 investors participated in this stage.

A total of €2.5 million was invested in the project across the first two funding stages. ROIX has now opened a third funding stage of €500,000 to investors.

According to B. Poderis, investor activity reflects growing interest in opportunities to diversify investment portfolios not only across projects and asset classes, but also geographically.

“We are seeing a very clear trend in investor behavior – they are looking not only for returns, but also for opportunities to diversify their existing portfolios. From this perspective, Poland is a natural next step – it is a large Central and Eastern European market where we see many high-quality business and real estate financing opportunities,” he says.

A Step into Poland – Together with a Strategic Partner

ROIX is entering the Polish market together with Solida Capital, a European real estate investment and development platform managing more than €400 million in assets.

Solida Capital operates across key European markets, including Central and Eastern Europe, Portugal, the United Kingdom, and France. The company’s team combines expertise in investment management, project development, and asset management.

The partnership with Solida Capital laid the foundation for ROIX’s first transaction in Poland and gives the platform an opportunity to continue evaluating investment opportunities in the market.

First International Project After a Year in the Lithuanian Market

ROIX is entering Poland one year after launching its operations. During its first year, ROIX financed six projects and completed 13 funding rounds, with total syndicated financing exceeding €17 million. Investors raised nearly €10 million through the ROIX platform.

During its first year of operations, ROIX offered investors projects across the technology, education, and real estate sectors – ranging from the acquisition of a controlling stake in EKSMA Optics and the consolidation of Reiz Tech and CreditOnline to financing for PMC Training and the Robotics Academy.

One of the largest transactions in the platform’s first year was a real estate project in Vilnius’ Žvėrynas district. Investors raised nearly €4.5 million for the project through the ROIX platform, while the total project financing, including syndicated financing, amounted to €7.5 million.

ROIX continued to grow in the first half of 2026, syndicating transactions worth more than €13 million together with professional investors. During this period, the platform also entered into two strategic partnerships, three new family offices joined its projects, and real estate debt was added to its range of investment opportunities.

€20 Million Project Portfolio and Further Expansion

The Polish project is part of ROIX’s broader portfolio. The platform is currently building a project portfolio worth around €20 million, comprising real estate projects in Poland and technology companies in the Baltic states.

According to B. Poderis, in the coming years the platform plans to continue expanding across Central and Eastern European markets, strengthen its network of institutional partners, and increase the share of international investors.

“Our goal is not to limit ourselves to a single foreign market. Over the next 12–24 months, we plan to continue expanding into other Central and Eastern European countries, attract more institutional partners and international investors. We want ROIX to become a platform through which investors can diversify their portfolios not only across projects and asset classes, but also geographically,” says B. Poderis.

ROIX’s long-term goal is to reach an active loan portfolio of €50–100 million. The platform is also considering offering investors equity-type products in addition to debt investments in the future.

Licensed by the Bank of Lithuania to operate in European Union countries, ROIX offers investors the opportunity to participate in projects that are often accessible only to institutional or professional market participants. ROIX team members also invest in every project offered on the platform.
